What if I only have 2 properties?
It works from the very first one. There's no minimum — you pay for the properties you manage, and the first month of each is free.
Does it work for properties I own and ones I manage for other owners?
Yes. Each property has its own owner and its own set of books, whether it's yours or a client's, and each owner sees only their own.
Can I export data to my accountant?
Yes. You can export your income and expenses already categorized by property, ready to hand to your accountant with nothing to rebuild.
Is it in Spanish?
Yes — and it's not a US tool with a translate button. PropertyFlow is peso-native, built for Mexican receipts, vendors, and cash, with owner statements in English for owners abroad.
What about pesos and dollars?
Your books are peso-native: everything is recorded and reported in pesos, the real currency of your receipts and your rent. That's what ends the manual currency conversion on every statement.
